- What is the pet policy?
- Pets are welcome at most homes, subject to breed/weight restrictions and a pet fee or deposit. Ask about pet details for a specific home when you inquire or apply.
- What lease terms are available?
- Standard leases are 12 months. Shorter or longer terms may be available on a case-by-case basis — ask when you inquire.
- Is parking included?
- Yes — each home has two dedicated parking stalls, and the property has two guest stalls for visitors.
- Which utilities are included in rent?
- Utilities are not included in the base rent. Base rent does include HOA/condo fees, property maintenance and landscaping, parking lot cleaning, and snow removal.
- What are my utility responsibilities as a tenant?
- Tenants pay a $200/month reimbursement to the landlord for trash and sewer. Water and electric are billed directly to tenants by the utility providers — Water: King County Water District No. 125, (206) 242-9547. Electric: Seattle City Light, (206) 684-3000.
- What are your screening criteria?
- Every applicant is screened consistently on the same criteria, in compliance with the Fair Housing Act: verifiable income (generally at least 2.5x the monthly rent), a credit score of 650 or higher, and rental/eviction history. Full screening details are part of the rental application on TurboTenant.
- Do I need renter's insurance?
- Yes. Before move-in, you'll need to provide proof of renter's insurance — uploaded via TurboTenant — with: a minimum of $300,000 in personal liability coverage, Rainier View Homes LLC listed as an "Additional Interested Party," and coverage maintained throughout the duration of your lease. Renter's insurance is generally affordable ($10–$20/month) and protects your personal belongings, provides liability coverage, and covers temporary housing costs if the home becomes uninhabitable.
- How do I pay rent or submit a maintenance request?
- Current tenants manage rent payments, maintenance requests, and communication with the property manager through the TurboTenant Tenant Portal — use the Tenant Login link in the navigation or footer.
- How do I apply for a home?
- Applications are handled directly through TurboTenant. Select the home on the Available Homes page and apply directly from its listing.
- What if no homes are currently available?
- Submit an inquiry and join our waitlist — we'll reach out as soon as a home becomes available.
